* Final management fees may vary depending upon specific property characteristics, including maintenance condition, pending evictions, and average rent levels. Kindly contact our sales team to receive a customized quotation for your multifamily portfolio.
* There is a minimum monthly fee per address based on the number of units at the property which equates to ~$60 per unit. For instance, a property comprising five units incurs a minimum monthly charge of $450.

Semi-Annual In-Unit Property Inspections

Every client of HCM Property Management receives a comprehensive, interior-unit inspection report twice per year, which includes detailed checklist and photographic documentation. This service is provided at no additional cost and is covered within the standard management fee. Our rigorous inspection protocol ensures your property maintains compliance, remains well-maintained, and is habitable throughout the year.

Monthly Financial Reporting

On the same fixed calendar day each month, clients are provided with owner distributions and comprehensive financial packets, which encompass: Summaries of rent collection, detailed expense breakdowns, vendor invoices, unit status reports, and notes on property activity.

Preventative Maintenance Planning

Routine upkeep of vital property assets—including roofing, HVAC units, gutters, and appliances—is a core focus for HCM, ensuring the service life of your investment is maximized. We strategically plan and budget for major maintenance items, scheduling them appropriately within their lifecycle or the time of year to ensure proactive and timely care.
