During normal business hours, your dedicated property manager will handle all property maintenance issues.

If after-hours service is needed for an emergency, we have a 24-hour phone line that will page the on-call property manager.

Often, the issue can be handled over the phone. If the situation requires something more, we will promptly send our emergency response vendors to your home to make any urgent repairs.

Rental Payments and Real Estate Investment Accounting

We know property owners are eager to receive their rent every month, and our Orange County property management team is here to make sure you’re paid promptly and correctly.

Rental payments are generally processed on the sixth of each month for the tenants that pay on time. Your rent will be electronically deposited into your bank account and you will receive an itemized Owner’s Report detailing all income and expenses on your property.

The reports are also available through the Owner’s Portal on the HCM website.

Good news – we’ll also pay your bills! It’s included with our Gold and Platinum property management plans.

We will pay all of your related property expenses including mortgages, association dues, landscapers, and other vendors.

You will receive an owner’s statement each month detailing all rents received and expenses paid on the property.

Free Rental Analysis

The amount your property will rent for depends on several factors: your neighborhood, the size of your home, and the condition of your home. HCM Property Management will conduct a full rental analysis of your property and provide you with our opinion of the optimal rental rate for your investment property.

Whether your investment property is located in Aliso Viejo, Huntington Beach, or Costa Mesa, HCM’s standard full-service property management fees are a low fixed rate starting at $99 per month for single-family homes, condos, and town-homes.

There are no set-up fees and no fees while your property is vacant.

We only earn our property management fees when we are collecting rent from your tenants.
